Our process is designed to guide you every step of the way, ensuring your vision comes to life seamlessly. From the initial design phase to the final walkthrough, we are committed to delivering a custom home that meets your needs and exceeds your expectations.

DESIGN DEPOSIT

  • A rough estimate is provided, reviewed, and approved.
  • The design deposit is received, and the “design with intent to build” contract is signed.
  • A boundary, topo, and tree survey is ordered, and floor plans with elevations are drafted.

PLAN REVIEW

  • Collaborate with the design team to review
    • Room sizes
    • Plan layout
    • Plan-specific details, including window and door placement, ceiling heights, and architectural features.

DESIGN FINAL

  • Preliminary plans are approved and move to the final stage.
  • No further structural changes are allowed after this point.
  • The estimate is updated, and the contract package is assembled, signed, and approved.
  • The site plan is sent to drafting, and structural engineering work is ordered.
  • Permit and ARB packages are prepared.

EXTERIOR SELECTIONS

  • An exterior selection presentation is emailed.
  • The presentation includes an overview of elements requiring attention, such as roofing, paint, windows, and doors.
  • Direct links to manufacturers’ websites are provided, enabling clients to explore each product in detail before making selections.

FINAL PLAN DRAFTS

  • The final plan is drafted, including the electrical plan, and a review meeting is scheduled.
  • During the meeting, our team meticulously reviews every aspect of the plan to ensure alignment with the vision.
  • Once all details are confirmed, the plans are signed, stating no additional changes will be made.

INTERIOR SELECTIONS

  • An interior selection presentation is emailed.
  • The presentation provides an overview of interior elements such as cabinets, flooring, and countertops.
  • Contact information for each vendor is included, allowing clients to schedule in-person meetings to explore finishes.

APPROVALS: ARB & PERMITTING

  • If community ARB approval is required:
    • Relevant documents, plans, and exterior selections are compiled and submitted for review.
    • A team member attends the meeting to discuss design details and necessary modifications.
  • Once ARB approval is granted, the permit package is submitted to the municipality.

FOUNDATION CONSTRUCTION

  • Upon issuance of the building permit:
    • The site is cleared and filled.
    • Form boards are set, rough plumbing is completed, and the foundation is poured and finished.

SHELL CONSTRUCTION

  • Walls are erected, and roof trusses are set.
  • The roof is framed, plywood decking is sheathed, and the structure is dried in.

FRAMING & ELECTRICAL WALKTHROUGH

  • A pre-scheduled walkthrough is conducted onsite with the electrician and project manager to review framing and electrical work.
  • The roof is framed, plywood decking is sheathed, and the structure is dried in.

TRADE WORK

  • Plumbing, HVAC, and electrical work are completed.
  • Windows and exterior doors are installed.
  • The roof is prepped, and the house is insulated and ready for drywall and stucco.

STUCCO & SHEETROCK

  • Roof tiles are stocked.
  • Interior drywall and exterior stucco are completed.
  • The exterior of the home is painted.
  • Soffit and fascia are installed.

INTERIOR CONSTRUCTION

  • The interior of the house is painted.
  • Early power is activated.
  • Tile flooring and cabinets are installed, countertops templated, and interior trim work is completed.

FINISH CONSTRUCTION

  • Mechanical, electrical, and plumbing trades are completed.
  • Final grade, landscaping, irrigation, and sod are installed.
  • Mirrors, closets, and shower enclosures are installed.
  • Final cleaning and punch-out work are completed.
  • The final inspection is requested.

  • The new home orientation is scheduled 30 days before the walkthrough.
  • A home warranty review occurs, and the home is completed.
